If you're a first-time buyer, essential worker, or moderate-income earner searching for an affordable way to become a homeowner in Atlanta, the Atlanta Neighborhood Development Partnership (ANDP) offers down payment assistance that can change your life.

Through its 2025 partnership with FHLBank Atlanta, ANDP is offering three powerful down payment assistance (DPA) programs—each designed to reduce your out-of-pocket expenses and help you get into a home faster.


🔑 Three Down Payment Assistance Options Available in 2025:

1. First-Time Homebuyer Program – Up to $17,500
For buyers who haven’t owned a home in the past three years. You could receive up to $17,500 for your down payment and closing costs. Income must be at or below 80% of Area Median Income (AMI).

2. Community Partners Program – Up to $20,000
If you're an essential worker—teacher, police officer, firefighter, nurse, healthcare worker, or a military member (active, retired, or surviving spouse)—you may qualify for up to $20,000 in assistance. Also requires income at or below 80% AMI.

3. Workforce Housing Plus – Up to $15,000
This program is for moderate-income earners with income between 80.1% and 120% AMI. It provides up to $15,000 to help with your down payment and closing costs.

  • Can be used for ANDP homes or any eligible property

  • Layerable with other down payment assistance programs

  • Funds are forgiven after 5 years of owner occupancy

  • Requires 8 hours of homebuyer education and 1-hour phone counseling
